Market Update for The Big Island: January, 2008
Pricing appears to be relatively stable. The 2007 decline in median sale prices for residential property is minimal (about 5% or less). Land median sale prices declined by approximately 25% in many areas during 2007. However, new luxury resort prices are flat or up slightly; mostly North Kona and Kohala districts. North Hilo and Hamakua districts have tended to maintain stable sales prices. Although we are seeing approximately 150 to 170 price drops per week, most are overpriced properties coming down to a competitive price. In some Puna subdivisions we have seen a few properties that are now the lowest listing price for the year.

If you have owned your property for more than 3 years, it is very likely that it can be sold at a profit. Although the market is slow, buyers are looking for bargains or unique properties. Properties that are priced appropriately will sell. Sellers should be prepared for a longer marketing time until the real estate market improves. A CMA (Comparative Market Analysis) will assist in selecting a listing price for those ready to sell.
